Traditionally, a home is listed by a single real estate agent who represents the seller and manages the listing.

A co-listing is a structure where two agents represent the seller together. Both agents are formally attached to the listing and share responsibility for the sale, as well as the commission when the home sells.

Why Agents Co-List

Co-listing occurs for a handful of common reasons within the industry.

Sometimes agents co-list as part of a team structure within a brokerage. In other cases, a newer agent may partner with a more experienced agent to gain experience during a transaction. Co-listing can also happen when two agents jointly bring a seller relationship to a property.

In most of these situations, co-listing is driven by internal brokerage dynamics rather than by a deliberate effort to improve the marketing of the home.

A New Reason to Co-List: Better Marketing

A newer model of co-listing has begun to emerge—one focused specifically on improving how a property is marketed. In this structure, the traditional listing agent continues to handle the core responsibilities of the sale, including entering the property into the Multiple Listing Service (MLS), conducting showings, negotiating offers, and guiding the transaction through closing.

A marketing-focused partner is brought in to expand the visibility of the property beyond the baseline listing materials typically used to support the MLS.

The Co-List with Cress program was created around this idea. By partnering with listing agents, Cress invests in broader marketing efforts designed to reach more potential buyers and generate stronger demand for the property.

For sellers, the total commission remains the same. It is simply divided between the listing agent and Cress while allowing the property to benefit from a more expansive marketing effort.
